
COMPLEX CAMBOURNE DEAL CREATES EXPANSION SPACE
Mark Robinson of Robinson Layer has just completed a complex series of leasing deals at Cambourne Business Park to fire up the expansion of major global chip maker MediaTek, leading them to trade up from 16,000 sq ft to over 30,000 sq ft in three years’ time.
MediaTek exercised a break clause on its existing ground floor premises of 16,000 sq ft at Building 2030 Cambourne Business Park, where it has been for the past 10 years, in order to take an assignment of the lease of Building 2010, a building of 31,300 sq ft . This building has been occupied by global data firm Netcracker Technology, who have now taken a three-year sub-lease back on 6,500 sq ft in Building 2010.
Catching his breath after several months of negotiations, dealing with break clauses, assignments, landlord consents and dilapidation issues, Mark said: “MediaTek has had aspirations to take on more space in Cambourne for some time and it has clearly been an interesting process, which has fulfilled the differing requirements of a number of parties. Keeping the various transactions on the road has been challenging, despite the landlord being the same on both properties. We have acted for MediaTek throughout and are somewhat relieved to have got this one over the line for them!”
